Walking into this home for the first time I was a bit taken back, as it had been lived in for some years by renters. Luckily for us, they had extracted all their belongings, leaving only the reminiscence of their lack of cleanliness. The good thing though, is my client and I have known each other since we were in middle school, so it made it much easier being transparent and completely honest with him. He entrusted me with the entire process from beginning to end, with little to no involvement.

So, taking matters into my own hands, I got to work. This place needed not only a good cleaning, but some proper staging to bring the home feeling back. It’s visually got awesome potential but needs the right homeowner to infuse what the future holds, bringing this beauty back to life. Sitting in a very quiet and desirable neighborhood, just a short distance from shopping, dining, parks, and the library in Marion. You’ll also love the nights in the central park. Always a great time.

   This brick structure, bungalow style home, has a private fenced in back yard, perfect for entertainment, grilling, letting the kids play or the dog run. The spacious deck off the side of the house has plenty of room for all your guests, with complimentary shade from the mature maple and walnut trees that surround the property. There are so many ways a homeowner with a green thumb could add more visually pleasing colors and bring the life back to the previously neglected greenery.

   Walking into the front door of this home of 1900, and seeing first hard wood floors and the wood burning stove, framed beautifully with natural brick, being the focal point in the living area. The homeowner had recently upgraded the stove and had the chimney stack cleaned and serviced, allowing a steady use from the tenants prior. I would have to say it is my favorite part about this house. Something about a nice hot fire in the winter months, with hot chocolate and a good movie just warms my soul.

The living area opens to an eat in kitchen, with snap in tile flooring, covering, and protecting the hard wood floors beneath. You will find little touches throughout, such as the peg board, wine glass holder, under cupboard lighting, magnetic wall strip and plenty of cupboard space. What’s great, is the appliances are staying with the home too! Unfortunately, however, the cute puppy does NOT.

   The two bedrooms could also potentially be converted to a bedroom and office, or even taken down to a 1 bedroom and a larger open living area with the removal of a small wall. This would be perfect for single living, or a couple looking for a cozy space to call their own.

A standing tile shower in the bathroom just off the master bedroom is just enough for this little bathroom. The toilet kinda sucks…or the lack there of. But this would be an easy flip if you have bathroom dreams!

You will find the laundry room just off the bedroom, including the fully functional washer and dryer that are included with the property. By lifting the floor door, you’ll see some steps down to the crawl space partial basement and the dehumidifier that stays running to keep the moisture levels down. Also, staying with the property! The water heater is only a year old and is in the laundry room with the 15-year-old furnace. There are two air conditioning window units at about 5 years old, on each end of the house, keeping the temperature at a cool, comfortable level.

    Overall, this little place does need some TLC, but with the right owner, will be a great long-term home! The roof is about 10 years old and does have some low spots but based on roofing analysis – is in good condition and poses no immediate foreseeable issues. Also, already hooked up for IMON cable! (Most people who are eager to be rid of Mediacom will see this as a perk.) Plenty of on street parking available, as well as a full driveway and single stall garage. Even cooler is the small shed/work bench area inside the garage, that would be ideal for a “man cave” or “she shed”.

   Again, I reiterate the cuteness of this cozy little bungalow with so much potential for the right buyer.
